Maine’s buzzing real estate market hit the national rankings on Thursday when Realtor.com placed a large Portland suburb as the 15th hottest zip code for home sales in the country.
The 04062 zip code covering most of Windham, a town of just over 18,000 on Sebago Lake, was the only location in Maine to break the top 50 hottest zip codes in America. The real estate ad service classified 42,000 postal codes by the number of unique visitors to each property on its website and how quickly the homes sold from January to June.
The county town of Cumberland is affordable compared to the rest of the greater Portland area while still being close to the main employment center and close to outdoor activities, said George Ratiu, senior economist for Realtor.com . The median list price there is $ 395,000, up 12.9% from a year ago, and homes were listed on the market for an average of 10 days.
âWindham is clearly on the profile of what buyers are looking for today and they are getting a lot more homes for their money,â he said.
Ratiu said nearly 60% of home buyers visiting Realtor.com who search in the Portland metro area, which includes Windham, are from out of state. People living in New York, Boston or Washington, DC, would see Windham as a positive change in affordable quality of life, he said.
Mary Dugans, a real estate broker with Allied Real Estate in Windham, said about a third of her office’s clients are from outside Maine. His office has sold over 100 homes this year with only four active listings with no contracts currently.
âPart of the great attraction of Windham is that it sits in the heart of the Lake District,â she said.
East Colorado Springs, Colorado, ranked first among the hottest zip codes. Peabody, Massachusetts, and Manchester, New Hampshire, were among the New England locations ranked in the top 10.
